HCP is a real estate investment trust (REIT) that invests in, develops, and manages health care facilities, including senior living facilities. It owns or has stakes in about 700 properties throughout the US; holdings also include medical offices, physician group practice clinics, hospitals, and health care laboratories. The company also provides mortgage financing on health care properties. HCP concentrates on health care real estate because it is one of the largest sectors of the US economy. As the US population ages, the need for medical treatment and senior living facilities grows.
